An educated guess from a 39-year condo owner: closing costs and real estate taxes.
You will also have monthly condo fees to pay once you purchase. I don’t know about NYC specifically, but where I live some condos want pre-payments of a few months of condo fees deposited; some want a move-in fee. All of these things should normally be disclosed in a real estate listing where I live, but I’ve noticed that NYC listings have a lot less information. It may be why the agent is giving you a personal disclosure. Good luck!

Common Charges are the monthly hoa fees to run the place and real estate taxes are obvious. The only other thing you need to to worry about are assessments, like if the roof of the building needs to be replaced or the boiler, things like that... they can be expensive. Particularly concerning are assessments for things like "Local Law 11" which is the facade inspection (and potential repairs) that need to be done every 5 years...

R5 Interesting. They’re usually not called common charges in the Boston area (usually condo fees). But OP, I think it’s indeed likely that a real estate agent is telling you the monthly fee, because closing costs vary from lender to lender.
