House #1, because I can’t look past the awful staging and photos in #2. And One is generally better looking.
But…why didn’t they match the kitchen chifferobes in House #1?

I would pick option 1 as a rental property. My reason ... the flooring. Option 2 gas a lot of the same wood flooring while option 1 looks like it has different types of flooring. A tenant will tear up so.e of the flooring. You're going to have to replace much more of it between tenants with option 2. Option 1 might allow you to replace a room or two and keep the rest.
Ive been a landlord for years. Focus on what will hold up or minimize your maintenance expense..Tenants can be rough on the place.
I'd set the rent a couple of hundred dollars below market to try to lure a tenant who might stay a few years (cutting repair expenses from frequent turn overs)..Also, I'd include mowing and general yard maintenance in the rent so you dont have to worry about the yard going to shit from tenant negkect.
