Hey my fellow DLers, I’m back! I’ve identified two properties as potential options to be an investment rental house. Planning to hold them for 10 years minimum. Which one in your view is better from long term investment/ROI perspective? I will include both properties below.

Mostly the external appearance, also layout. And the first seems less encumbered by unchangeable decor. A renter can personalize it more easily yet their personal touches leave with them.

R11 That’s a good point. I actually toured both in person and the second one was much good looking inside than it lets on from external. Upgraded finishes, luxury closets and relatively high ceilings creating the sense of a lot of open spaces. But still the drawbacks are apparently its less than impressive exterior and the lack of a garage

The town is near Winston-Salem. The second looks a little better, but without seeing the properties in person, I am not definitive.

Why are you interested in these places in the first place? My understanding is that High Point is in a general decline because of the state of the furniture industry. The Triad seems tiresomely boosterish, but most of NC seems that way.

As far as cities go, High Point vs Kernersville is 6 of one or a half-dozen of another. It just boils down to the neighborhood and the amenities you like.
I much prefer the layout of the High Point house, but I absolutely hate the decor that is in those photos. But the decor can easily be changed.
Don't like the layout of the Kernersville house at all.

Kitchen seems to be hidden away in Kernersville. Kitchen seems to be a central part of the house in High Point, with much activity emanating from it.
Also seems like more living rom, den and dining room area in High Point.
Not a fan of the garage opening directly into the foyer area, as occurs io Kernersville house.

R28 That’s an interesting observation! The high point one definitely has more space. It’s actually much better looking inside than outside or the pictures. However the layout seems to be a little nonstandard/untraditional. It seems a little too customized in my view and not sure whether the majority of people will appreciate that style.

The second subdivision would be a bitch to get in and out of during rush hours. The first is closer to a body of water - without being too close. That culvert running through the back yard means it’s ripe for a no-lawn policy, but that requires constant attention and an absentee slumlord isn’t going to make that happen.
Are you sure you wouldn’t be more interested in investing in Fentynal or meth? They hurt less people and provide a better ROI - although they don’t get all those lovely tax incentives….
