I like the plan because it suits my priorities: one large living room, a variety of small reception rooms, and one bedroom stick a distance away. The ample terraces are a bonus, and circulation, if a little quirky, is fine.

The children)heirs allude to the one-bedroom thing, saying it's a place good for a short and not a long stay (especially if for more than one couple.)

Unfortunately the architectural finishes are underwhelming, the ceilings a bit low, and the proportions a bit off (a penthouse problem, I assume.). I could certainly make myself comfortable there, but it's not an exciting space. The park view would be great, but too high up for me and the reservoir view is just bleak And dull (aware I'm probably alone in that opinion, but views over big bodies of still water don't do much for me; I'd rather see other buildings.)

I'd be much happier spending substantially less for better architecture and sacrifice the big terraces and pricey view.

It’s stunning. Spacious and filled with light. Some of the rooms are long and narrow, which I usually hate, but they have such good views that it isn’t really a problem. The terraces are a big plus.

The terraces and the views are outstanding. The interior layout (especially the kitchen) seems a little odd. However, it is understated and looks comfortable. If I had the cash, I would have snapped up this place and made minor changes (mostly in that kitchen).

I´m accustomed to being alone in this perspective, but a view of the reservoir is not a plus for me. Large bodies of still water are sad. I would rather look at trees or buildings, or given the Fith Avenue address, both (not a few buildings poking up oiver that depressing pond.)

R27 I knew someone who lived in that neighborhood, it's one of the nicest in Manhattan, in part because there are so few tourists and commercial traffic. It's mostly residential with the most picturesque Central Park vistas. Having a penthouse there must be amazing.

Even if you're traveling by subway, you can take the 6 train to 96th Street station and you're in the Carnegie Hill neighborhood. Super convenient. It's a lot closer to midtown than Tribeca or the Financial District.

He had a very good paying job at an advertising agency. Subway was quicker and easier. I would only visit him by subway. He would only took a cab if it was after midnight. I'm not sure what this aversion to taking a train in NYC is about. A bus however is another story.

Yes it is. My mother was diagnosed in 2008 and died in 2021 which was also considered long. Her physician told me average age from diagnosis to death is seven years. She probably could have gone on longer if she had been cooperative with meds and Covid, which got her in the nursing home, hadn't come along. I imagine it's improved since then with new medications. Joanne's probably got 24 hr at home health care and if she cooperates with a med regimen, both contributing to longevity.

My aunt (by marriage) lived just over 20 years after she was diagnosed with Alzheimers. I'm not sure if that's a blessing or a curse. She didn't recognize anybody during the last 12 years.

Looks like they gutted it in the 1980’s and the reno held up MUCH better than many of that era because they didn’t work against the building’s vintage, but it’s worn and dated now.

I’m guessing it will be cheaper to re-do than something in maintained, original condition. But something in original condition would have more charm.

I disagree with R6’s opinion on the reservoir views, but that’s an astute assessment.

R80: Some crude math from the floor plan referenced against the selling agent's claim of approximately 2000 sf of terrace suggests it's approximately 1500sf of interior space (everything shown on plan).

R68: I described the spaces shown on the plan as foyer, dining room, and library/2nd bedroom as "small reception rooms" meaning small in relation to the large living room and reception in the sense of rooms where for receiving guests. If you buy ut, the rooms become whatever you call them or whatever you you put them to. Room names are not carved in stone only fixed in time or how a realtor chooses to present them.

A realtor will typically call any room with a window and a closet a bedroom thinking it is more marketable as such. In fact, not everyone who buys a duplex 7-bedroom UES apartment has a great big family and needs 7 bedrooms plus 4 maid's rooms. A lot of old floor plans for apartment buildings get reused (with minor adjustments) and the old nomenclature for rooms gets reused as well.
