Question. (thanks in advance). I want to sell my house that I inherited in Cincinnati. Not sure how to go about it. I have been on the realtor sites (sold listings) and found comparable houses to mine. Should I reach out to real estate agents who are the listing agents or the broker agents?. Also the listings have multiple listing agents and multiple brokers listed on one house sale. My profit from the sale of the house will be less than 75,000 so it's not a mansion or anything. [bold] I'm just stuck on landing a real estate agent.[/bold] Thanks.

Without any knowledge of any agents or brokers, I would look for listings that have some connection to the neighborhood and the approximate value of the house you want to sell. Find a property that looks like a reasonable match then research the listing agent by looking at their other listings. Is the quality of the listing itself good - the text and images? Does the price seem reasonably within range of others of the sort? Does the agent have multiple properties listed under his name and seem active in the market? or might he work as an agent only on the side, listing the occasional property for a friend? Volume counts for something. And attention to listing details.

Whether it is an agent or a broker doesn't seem important to me, and less significant if you have no personal connection to the broker. A broker is sometimes just higher up in the Amway pyramid, more experienced, but with his time divided so that there is less for you.

Find a few active agents in the area representing houses at that price band of the market and interview a few by phone. Invite them to look at the house in separate appointments and see how they present their price and plan. I wouldn't hire the most boastful nor the most uncertain agent, but ask each one what they think is a reasonable selling price for a sale within your timeframe. Base your pick on which person seems reasonable to deal with and who seems to understand what you want and your degree of flexibility in price and schedule. For me, for example, experience counts, but so does a calm and professional manner and someone who leaves in your hands some flexibility in price and timing of the sale. You may value a sure deal over a higher price but a deal with a lot of possibilities for failure; make sure you and your agent have some understanding on your preferences of this sort.
