Tasteful Friends - I present to you Nick Fuentes' home

It's actually a lot nicer than I would have expected, presume he lives in the basement area with his parents upstairs. Staging is dreadful but the upstairs parts of the house have a lot of really nice period detail and it has great potential

It's so Berwyn/Cicero in every way imaginable, except really toned down. They were some of the first "white flight" suburbs in the Chicagoland (west side) area once blacks started to move into previously white ethnic (Italian, Irish, Polish) south side neighborhoods.

Back when I lived in Chicago, it was still an area heavy with mob influence. Betty Loren-Maltese is a name that springs to mind, though she lived in much more "splendor" than these sellers.

R5 looks that way to me, and he strikes me as a natural basement dweller. Those pipes are really odd - why not just box them in? Everything else down there seems to have been renovated at least moderately well, why leave those exposed?

Generally like the design. Negatives: exposed pipes, old kitchen and bathrooms, lean-out-the-window-to borrow-butter-from-your-neighbor zero lot lines. Honestly the only thing going for it the architecture, and you can easily find that same style with the same size house but with considerable more land, better climate, and possibly even less money.

Putting my real estate hat on, that place looks like just a step above a fixer-upper. There are tells throughout the house, from exposed pipes that were clearly part of a re-plumb that they didn't want to do properly, to the stick holding up the window (good catch, R3, and relevant. Tells you the window isn't properly fitted), to the dated (1970s redo I'd guess) bathrooms... this multi-family (it's 3 apartments) house requires a total remodel.

Note that there is very little art hung on the walls of the occupied units, including that none of the flat-panel TVs are mounted to the walls. This indicates that the walls are lath and plaster which is consistent with the age of the home, but what this means is that any repair and remodeling is extremely expensive. On the plus side, lath and plaster interior walls are good sound and heat insulation, great for apartments. The bad news is that skilled craftsmen capable of this work are rare and costly. The upshot is that they re-plumbed and did it on the cheap, never a good sign.

There are other warning signs. A 3-unit building with only 2 parking spaces in a detached garage; that the building has steam heat but only two radiators and a notation of "additional heating systems" (read: space heaters); and a flat roof in an area of the country that gets lots and lots of snow. These homes were well built in an era in which the lifespan of the home was expected to be long, so the building can probably handle the weight load, but water is pernicious and will find any crack, hole or seam and over time, the roof will fail, particularly if it has not been properly maintained. Based on the condition of the house in the pictures, I'd doubt any remaining life left in the roof without a full inspection.

The :"zestimate" notes that the value of the home has declined in recent months by about 4.5%. I'd say the zestimate is high at $550k. It's currently not on the market, so if I were the owner and thinking of selling, I'd hurry up and get it on the market, price it aggressively (I'd start it at $499k), and dump the it before the Trump crash comes. Not to get too political, but given that this is supposedly Nick Fuentes' home, what I'll say is that if the owner waits a year or more, he'll lose about half of the value of the home because Trump's plans for the nation are going to throw us into a depression fairly quickly. He paid $390k for it in 2020 according to the listing, and by this time next year, I'll guess the value of the house will be between $200k and $225k, and that's if real estate will be moving at all as the country reels. There will be some terrific bargains for real estate investors... which is, I think, part of the plan, but that's an analysis for another thread.

I imagine if this house is purchased anytime in the future, it will probably become Section 8 (low income, subsidized housing), so the new owners would have no incentive to remodel other than bringing it up to code. Three units = guaranteed income.

Unlike most Tasteful Friends offerings, this one is in a working class neighborhood that accommodates some very low class people (not just Nick). Nobody is going to remodel that house, unless there's a threat of the roof caving in or if there's bad wiring upon inspection (if the purchaser demands one).

Is the neighborhood really that bad? From Google Maps, the housing stock looks humble but not unattractive and the block seems well-kept. This building is charming on the exterior.

I assume it and its surroundings were solidly "respectable working class" when it was built.

It's also adjacent to Riverside, which I always understood to be somewhat snobby and garden-city-like

To go off R40 , the immediate neighborhood is like a quieter Chicago neighborhood with the same density. Actually one of the densest in the US. The town itself is 60k people in 4 square miles. Riverside is west of Berwyn and is increasingly becoming an island. It’s amenity is unique homes and and street layout that looks like pebbles joined together, as no road in that town is straight and the in between parts of the intersections are parks.
