Also, seems like a simple old rancher that's been remodeled several times... looks ok, but those big plaster moldings in several rooms just look their "grand quality" overwhelms the house. Like Brentwood trying to be Bel Air.

I don’t care for the huge fireplace inside the kitchen and the other baronial details built into what is otherwise a farm house. Also, enough with the ceiling beams. Finally, too much house squeezed into too little property, though that’s not unusual for the area.

So that all addresses correspond to cross streets maybe? For example: Maple St. is 40 blocks long. Running parallel is Oak St. at only 6 blocks long. Both cross Sycamore St. If you know 224 Oak is at the corner of Sycamore, then you also know 224 Maple is at or near the corner of Sycamore.
Is there another way of doing it?

It's that 1940s Hollywood ranch casual style that always underwhelms me but gets the LA architecture set rock hard.
It's a very pleasant property with a lot going on in its 2/3rds of an acre. I think the siting is the star here, more more than the architecture which is of that Less Is a Bore school that Californians like. Casual living, easy entertainment, thr kush gardens never more than a French door away... I get it. I can like it in theory. But in practice there's insufficient architecture.
Years ago Affleck wrote (or had ghost written) a travel piece about driving the coast of Georgia where he would later buy his historicist Greek Revival 21stC plantation house. The article was rather good and he was clearly drawn by the evocative landscapes and historic architecture. He seems to have more than a kernel of good taste in architecture and I would say this is a solid property of it's type (if it misses the mark of my taste, it comes closer than it does to my wallet.)
My guess is that for him it's a perfect antidote to the JLo shiny coke dealer/arms trader Star Island mega-mansion that that the latest ex roped him into. In this place, honey, ranchy, unpretentious, and with a (likely) boozy Hollywood history.
So good for him. I hope he enjoys it in peace.

OP, I'm really not getting why this house merited a "tasteful friends" thread. It's a little dull, but in no way hideous, and obviously Brentwood is still a desirable area.

Usually the former, and that's pretty standard in real estate generally for homesellers. The idea is for potential buyers to be able to envision a given place for themselves, and that's more difficult to do if it has unusually striking interiors.

As R34 notes, it's a common preparation to sell a place, especially in Southern California.
And in LA and even California generally (the rich parts), I think it's genuinely a concern for many more buyers than elsewhere that the architecture and decoration not outshine the sometimes famous owners. The place is thick with decorators in the tradition of Michael Taylor: white and off-white and more if the same, with a glass and driftwood table . The California Aesthetic of Neutrals, Neutrals, and More Neutrals.

I don't think it's specific to L.A., but it *is* specific to the West Coast (and possibly only California). I've seen a number of street numbers there that start with a *two*! There doesn't seem to be any correlation to actual block numbers, however.

No, I think it's a "Brentwood thing," for lack of a better word, and partially because actual equestrian uses were much more common in the past, when land prices were far less extreme. (It's basically bragging rights of a sort if you own a house & have enough room for stables, even if this seems silly to non-Angelenos.) If a pool & tennis court are expected in upscale houses elsewhere in the area, you can add stables to Brentwood listings, even ones like Ben's house that aren't that big. This seems particularly true for parts of the area, including Ben's house, that are close to the Santa Monica Mountains and various other dense parks on the west side. (The "real" horse people left L.A. entirely decades ago.)

R47: A mature and complex planting scheme, ancillary buildings and the house itself push to the very lot lines, a house of unusual shape with wings that define zones of the property, and -my favorite- dense hedges and privacy screens at all the lot lines to make the whole place a private, walled series of house and garden rooms. Itś the absolute best thing about Southern California housing to my view. It's quite contrary to the usual US ideal of front yard house, back yard, and lots of distance from the neighbors. This densely developed 2/3-acre gives a lot ofprivacy and also a lot of illusion of space because the space is complex and compartmentalized, broken into many functional and visual zones.

Recall that Ben and Garner (Jen I) lived in a very nice Cliff May house when they were married, not far away from this new house, at the entrance of Sullivan Canyon. So I'd say he has at least a mild interest in California architecture.
It's a popular type of spread and area popular with other celebs. Christian Bale has a very rustic spread further up in Sullivan, also a Cliff May design if memory serves. Bea Arthur was a neighbor of his, Norman Lear lived up the road and over one street.
