I think it's very attractive, functional and reflects the desirability of the location. I wouldn't pay that money if I had it but I could be happy living there.

I like it a lot. I hate vast bedrooms, I'm just there to sleep, and the living and kitchen spaces are attractive. It's also a decent block.

You get windows on three THREE sides. Plus, there’s a small window in the shitter. A naturally ventilated bathroom is almost priceless but we’ll settle. Add $238,000.

You can certainly tell the New Yorkers. $1,000,000 for a closet, plus hefty monthly maintenance, and they're wondering why it's so cheap?!?

I've been to NYC and liked it, but am baffled as to why anybody chooses to live there when it's so obscenely expensive. The rest of the world isn't just slums and vast expanses of farmland - you can live in a city if that's your jam without needing roommates or Murphy beds.

In Chelsea at least—where I live—the current rough guide for a coop is ~$2 of maintenance per square foot. We pay $2100 /month on a 1, O90 sq ft. 2 bd+1b with full city views on three sides. 50% of that is tax deductible (the portion attributable to property taxes and the building mortgage). The apt. mortgage was paid off long ago. That’s how people are able to stay in the big city.

Honestly it is under market rate for a renovated two bedroom in Chelsea r26.

Cheaper because it is on the first floor, no view, and the small second bedroom.

New York(and the greater metro) isn't just Chelsea r13. Most people who live around here could never afford to buy property in Chelsea which is a particularly expensive neighborhood.

First floor negative isn’t just for safety/burglary reasons. 1st floor is where your mice, rats and roaches enter the building. It’s where the noise is…anyone walking by talking, you hear their phone conversation. You hear the police/ambulance full blast. People look in your windows.

Hey there are $4mm apts. w/out washer & dryer in unit. Older builders have issues. Some apt. lines just don’t work for “wet over wet”. Some owners don’t care.

I’ve been going to the basement laundry room in my “fancy” building once a week for 30 years…no bother at all. Honest.
