I got tentatively approved for an apartment!!!
I found out a week ago that I have to move, I mentioned it in another thread. I have lived here 18 years and have until the end of July to find an apartment in a town with less than 1 percent availability rate. I knew my rent would go up by at least 50 percent.
I looked at half a dozen apartments, I would have had to get rid of at least half my stuff and my dog would not have had an ideal likely last few months.
I found one only listed on Facebook, 2 bedrooms FUCKING ENORMOUS yard, I mean huge, all utilities included for $2000. Figured it was a scam. not a scam! Viewed it tonight and its perfect. perfect.
owner just pmed me that they'd love to have me as a tenant.
I have to pass a background /credit check. background is fine, my credit is GARBAGE. I did tell him it wasn't great but obviously my rent always gets paid (18 years tenant).
then I just need to come up with $5000 plus moving expenses. I could do so much gardening. ALL the gardening!

Congrats rescue check! I own a couple of rental properties and use a management agency to deal with them. Where the hell are you that $2000 for a two bedroom is a deal? That sounds very expensive to me.

I require a credit score of at least 600 and verifiable income through paystubs. I use First Advantage to run credit. If someone doesn't have a credit score of 600 but is really close, and they have at least three times the monthly rent in verifiable income, along with positive rental history through a management company, I'll rent to them. In that situation, I would require a months rent as a refundable top deposit, meaning when they move out, they will get it back minus any damages or charges.

Yes, really, R60. I got married after having a hysterectomy at age 34 and it was unexpectedly 'weird' to watch my (ex-)wife go through her monthly cycle / bleeding. I wasn't 'part' of that anymore, started feeling 'out of place' as a woman, all sorts of things.
Today, when I hear, say, a 50-year-old woman talk about her period, I am fascinated by the reality of youth and fertility behind it, of which said 50-year-old woman is always blissfully unaware.

I also couldn't complete the step to connect my bank account to PLAID because I use a small local credit union and it won't connect. so in addition to crappy credit I look flakey. I did send him screenshots of the 2 factor incompatibility notice.

my bestie who I got into fostering, trained and got her all her dogs just wrote me into her will to take care of her animals if she and her husband die. There's a monetary attachment with that and she's going to give me part of it now/soon to help with my moving expenses. I obviously told her that I am honored to be entrusted to her pets but I hope she's not doing it just to justify to her husband giving me money and she said 'you're the only person I know who I have no doubts will take care of my pets like your own forever'

Also, I am kind of weirded out at being in someone's will. It never occurred to me that I ever would be. My father had money and left me nothing and the only thing my mother has left me is damaged (she's not dead but the damage is the gift that keeps on giving).

R110 Our bank did that for us when we were moving into a new city. We were in between jobs (starting new ones in the new city) and our bank confirmed our holdings without being super specific about dollar amounts.
It's really all a landlord wants, to know you are reliable. Transitions like job changes, etc. are understandable.

Good luck Rescue-Chick! I am a landlord and, while financials that are "on paper" are important, there are qualitative factors that go into the mix as far as deciding on a tenant. So far, we have been very lucky with our tenants, both of whom stayed six and five years, respectively (and left due to relocation, moving in with a partner, etc). You sound like a really trustworthy and solid individual; the fiance likes you already, which can only help. Reliability is important and you had 18 years as a good tenant in your current home.
Please keep DL posted on the progress-- I am pulling for you and your dog!

Youāre good, R-C. You already did the most valuable thing by agreeing to look after their dogs. Thatās a lot, even with a little money. You know what all goes into itā itās challenging arranging good care when you want/need to travel without them, thereās the regular maintenance like teeth cleanings and bloodwork, and itās incredibly expensive when they get older.
Itās worth it, to dog people to put themselves into it, but itās still a lot of work and a lot of money. I think youāre squared away. They are very lucky to have you.

my property manager was here today to take room measurements and I talked with her. She said she gave me a great reference and has been keeping an eye out for places for me.
I have to be out by lease end but I don't have to pay if I find a place before that and move ie, if I move for June I am not responsible for July. I can also pay partial month if I need an extra week into June or July to pack and move. And I don't have to clean because they're gutting it, I get my full deposit back. so, that's good!

Happy excited lasted all of twelve hours. I am now at the 'I am so overwhelmed that I am throwing up' stage. My stupid HR person, whom I spoke with about taking a 401k loan was like 'yeah, it's easy, you just request in your account'. Does she have it set up to be able to do that? nope. is she answering emails? not yet. How does one pack up everything, manage finances, get movers all at once while working, trying not to have to pay everyone back from borrowing money, etc?
This is so overwhelming. Haha, my mental health day took a weird turn

RC, I would imagine you could apply for a 401k loan through the website of whatever company is managing it/administering it.
For example, mine is done through Fidelity. I have to use a different portal than my regular investment account Fidelity, but once there I can access, manage and yes, take out loans without any special help from my companyās HR

I have calmed down enough to say what set me into panic today. my hr person who I spoke with WEEKS ago about taking the loan from my plan was originally lik3 'yes, that's easy, you just fill out a form, no problems'

Ugh that sucks @192, RC. I hate it when stories/circumstances change. Doubly worse when finances are involved AND there is a certain element of dire straits on the line too.
So many times in my younger, leaner, poorer days circumstances forced me into fiscally irresponsible situations. This wasnāt helped by my own penchant for fiscal irresponsibility. And when I thought I may have some help, or a way out, watching that dry up because some paper-pusher bureaucrat admit a mistake and āpoof!ā there goes the help I was counting onā¦ beyond frustrating.

Sometimes there's a need for a Hail Mary. My friend's film was selected for this year's Cannes Critics' Week, it was unexpected, so she created a GFM to try and haul the cast from Brazil to France (bless them, they are there right now). So, that was twice in the same week I've donated to a GFM, which is completely unusual for me, but, in this case, absolutely worth it.

RC, given that your HR person has apparently already given you some incorrect information about the possibility of the loan you describe, I would strongly suggest that you contact the financial company that handles your 401K directly to ask your questions. If you are getting statements, there most likely is a number to call for help. Or a list of FAQ (Frequently Asked Questions.)

r222, the drama of it all! I think I am going to be able to white knuckle my way through. it's going to be obscenely tight but that's ok! I had the full deposit and we were going to meet, sign the lease, get the keys etc Friday.
I go to venmo him the money Friday (he wants rent by venmo, it's part of the lease). venmo says 'lol no'. I call my bank, get my daily transaction limit raised, try again. venmo 'lol, no'. my friend drops off a check for me to deposit through venmo. venmo 'nope, we say we do that but, not for you'.
he and I talked yesterday and he's fine but I had visions of him 'I don't even know her and she's playing games' and was just sick. he said I can start moving outdoor plants if I want and we'll sign when he gets back from vacation on the 31st.
I opened a checking account with a 'big bank' and scanned the check my friend dropped. it'll be available next week.. I am going to close my venmo and start a different one with the new bank account and hope for the best. but today, uvm graduation day (closed streets) I am going to enjoy the likely rain, watch tv in my pajamas and chill the fuck out.
I am also going to mention to my boss (executive director) that it's incredibly ironic that we discriminate against renters (based on what we do) and that employees should be aware they can't take loans from their 401k so they can make informed decisions if they want to put their money in it.

it's what the company chose. there's two options 'any reasonable expense' and the one they chose (which matches the wording of the withdrawal option) 'hardship reason medical, mortgage, education, burial' etc. No one I have spoken with has ever heard of being fully vested and not being able to take a loan. it's just typical for this specific hr person.

Unfortunately, it can't be changed without going through the board etc. I think that's why she sent me a screenshot so it would be clear I could not bypass it. so, I am just venting. Movers are coming tomorrow around noon. Today we did a dump run and another run out to the apartment with a truckful of jumbo laundry bags of stuff. Gave my 84 inch sofa away today because the new apartment is smaller than the one I am in now.
I am about 95-90 percent packed and I am just sitting here crying and exhausted. I wanted to get my bedroom fully emptied so my dog could hang out in there while the movers are here but I am not able to get all of the upstairs into the office. I also can't drag my mattress out of my room by myself. he's going to have to go in his crate and the movers will have to deal with his barking until they get the mattress, 2 boxes and a nightstand out. I am too exhausted to continue trying to get the mattress out.
I have to pack my desk/computer area up. I have to do dishes so I can put some dinner in the toaster oven so I can clear the counters and pack dishes after I eat. I need the counters cleared so I can put my living room plants on them because I am bringing them separately. my upstairs ones are in the bathtub. I need to detach my big tv from the stand.
I am desperately hoping that they can just take the outside stuff without me fucking with it, like the small storage shed.
fuck I am tired. also my neighbor is burning shit in their yard. it it smells like shit. or, maybe cigar? I don't think I will get to bed tonight.

So, just a 'wrapping it up' update.
My dog absolutely positively loves it here. We just calmly wander around the back yard, no barking, no pulling etc. We both finally slept in my bed last night and he was so happy he kept waking me up to snuggle.
I am about 1/3 unpacked and do not yet have any of my plants here yet (indoor or outdoor), I am getting them Thursday. After that, I am telling my old apartment, I am done. Yes, there's some rubbish left, yes there's a few things left in the walls, yes it's not as good as I would like but I am done with it. It's certainly not 'trashed' and all the rooms are emptied but I am not cleaning the fridge or wiping down countertops etc. I need to focus on unpacking.
The people upstairs are really nice and keep to themselves. My landlord is upping the internet speed with no additional cost to me and is discussing putting in lots of raised planter areas in the back yard for next summer so I can really garden. He claims the raised gardens would make mowing easier for him, I think he has caught on that I can be a bit prissy lol.
I have told my real life friends this and want to say here to- thanks for being here for me with this. it was frankly extremely traumatic and I keep thinking this place is too good to be true but, my dog loves it so much that I am going to follow his lead šš¶

252,just unpacking! I am about 60 percent unpacked. Last night I HAD to order stuff to make a big salad for the week, I had been eating Chinese food and pizza for the past week because I couldn't cook due to not knowing where my stuff was and not having room. My digestive system was not having it any longer, between shitty food and stress I just felt yuck.
My big guy has been having unusually runny poops and it's because he's also been off his regular diet (for the same reasons) so I have a pot of chick peas on for his dinner and pulled out his regular meats because I FINALLY found my knives lol.
I spoke to the young lady upstairs and asked her 'is it good here? it feels too good to be true' and she said her boyfriend has lived here for several years and loves it and she moved in a few months ago and also likes it.
Apparently it's been empty for months and he had been interviewing people for months but just didn't like anyone for it. In Burlington, apartments go the same day they're listed- sight unseen. I feel more grateful every day.
My big guy has farts this morning that are clearly from the Chinese food fried rice I gave him 2 days ago. repulsive, never again.

I only have seen the guy upstairs and someone next door, not sure if male or female. you guys would probably like the guy upstairs, he's Jamaican (I assume), short, trim and well dressed. The person next door I couldn't really see as there's privacy bushes but they were really buff and wearing an 80s workout outfit and doing that thing with big heavy ropes (? I don't know what it's called, some workout thing). They may have had a blond mullet wig on.

One year update - I re-signed my annual lease this morning š
He raised the rent of the neighbors upstairs (a bit, not horrifically) but didn't raise my rent because 'of the unbelievable work I have done in the back yard'. He also gave me permission to get a pit mix when my big guy dies (this has been on my mind because I thought he was dying last week. he's peachy keen currently fortunately).
Please don't tell the universe this but, I am so happy here as is my dog. He doesn't bark at shit anymore. I had to get a stun gun to feel comfortably secure inside because he simply can't be bothered anymore lol.
I put in a 1200 square foot wildflowers garden, 2 Adirondack loveseats, a screened gazebo, a swing bench, I have hanging baskets, bird feeders and bath, hummingbird feeders in the lawn part of the yard. I am slowly clearing all the undergrowth from the wooded portion in the far back and put in lily of the Valley, lenten roses and forget me nots so far.
We have a massive mole and skunk problem- that means the soil of the yard is full of yummy (to moles and skunks) grubs of various sorts. I am treating the whole yard next week with beneficial nematodes to solve that.
My big guy and I go out every morning and drink coffee, well I drink coffee, he poops and we both watch all the birds. So far we have chickadees, 4 different kinds of finches, a bluejay and a shy cardinal. Crows in the wooded section and eagles, turkey vultures and hawks overhead enjoying the cross breezes.
It's fucking idyllic.
Ironically, my old place has been on the market, unsold for almost a year. Fuck them.

Renoviction. I have to be out of here by June No suitable 2-bedroom places, here we say 4 1/2, under $2300. Even in the boonies. Downtown there a brand new places, condos, almost reasonable. But no room is wider than 8.5 ft.

I'm in Southern CA and my rent is 42140 for a one bedroom. I do have my own washer and dryer and a dishwasher and fireplace but it's still almost half my income. I have no other debt so it's currently not an issue, but saving money is difficult.

It does include heat. (Which in New England, electric heat costs 3-400 a month for a small place 7 months out of the year)

I will post pictures r275! I did not ask him for that because we had a couple of 'come to jesus' moments, the upstairs people and I. During the day if it gets bad I wear headphones and they are now quiet after 11pm. We're ok. She even brought the kids to the park across the street for the first time in a year last weekend. I think I scared her.
Something has to give in this country wrt rent, housing and cost of living for the basic necessities. It's dangerously unsustainable.

$1745 a month (utilities included) here an hour North of San Francisco for a 600 sf studio. And I share the laundry room with the landlord, who overtakes it on Sundays (which is also where my bathroom and closet are located).
It will be going up in Feb...AGAIN. I moved here in 2020 for $1550 a month, and it's gone up every year except the last because I complained.
I've been looking for something else (maybe with an actual bedroom, so I don't cook 10 feet from my bed) for months and it's really slim pickings. I am considered low income, I just found out, as I make 63k (66k in 3 months), but our county's median income is 91k.
I'm worried I won't find anything, and if that's the case, landlord will be raising the rent as much as he is allowed to (by law).
It sucks.

And let me tell you that Vermont, and Burlington VT are some of the worst rental markets in the country. (New England is often forgotten)
NH has a .80 % vacancy rate for apts or something utterly grim. (Why I am paying $1000 more a month than I did 3 years ago)
VT is as bad, if not worse-- and the job opportunities are far worse because most VT'ers cannot commute to Boston, like folks in NH..
I don't know how I made it this long up here.

Northern New England (ie Mass and above) is just insane. So many people moved here during Covid ābecause itās safeā ie mostly white people. Also telecommuting means they can keep their high paying job and live in a beautiful area with low-paying jobs for locals. I pay more for a two bedroom apt than my relative who rents a house in New Jersey. Iām an excellent tenant, non smoker, quiet, no pets, paid rent on time, stayed eight years in each of my last three apts and have only moved because resident landlord decided to sell. Current landlord is a real estate agent. I shouldāve known better as my rent just went up 10%, the legal limit. Iām sick with worry.

Of course a lot of those majority white areas are in fact much more dangerous than NYC, but people hear āonly three murders in the past decadeā and fail to realize that that is a much, much higher rate murder rate in a town of a thousand people than 400 murders a year in a city of eight million.
Even the terrible area I grew up in has houses close to a half million in price. Itās bizarre.
