I was in KC for a couple of weeks last year and drown around these neighborhoods. I was surprised and how many really beautiful very large homes there. If I could get a job there I would definitely move there.

The black marble (or. whatever the hell it is) floors are horrible. I had a small seizure looking at the picture of the black and white checkered entryway with the spiralesque rug on the stairs.

It’s actually a really nice house. I could make it amazing for $100k. All of the flooring needs to go. The paint is awful. Needs different lighting fixtures. Putting a little money in now will get them a lot more in the long run. Why do they have that tacky furniture?

The Mission Hills/Ward Parkway corridor is a beautiful area, but this house seems over-priced for its particular location IMO. Don't get me wrong - that neighborhood is nice, just not $1.7 million nice. If it were either closer to Loose Park (and the Plaza) or on the other side of Ward Parkway - I could see that number perhaps. The interiors are...umm....lacking to say the least. This home is listed for less $$$ and is on a FAR better block for instance:

If a buyer were in that price range and looking to renovate anyway - this one is a stunner on a spectacular piece of property. Just a few blocks from OP's listing - this one sits in the center of some of the best homes in the city:

OP, you should have said "Tasteless Friends" because whoever decorated that lovely structure has no taste.

I had the same thought as R8 about the carpet on the stairs. Killer carpet, causing the deaths of many who dare to walk down the stairs.

Like:

Pale blue/gray paint in the hall and living room. Dark gray paint in the study. Black and white stairs (without the runner). Kitchen (except it's way too small for the size of the house), 2nd bath minus the awful flooring. Sun room. Pool.

Dislike:

Dark blue and purple paint, awful furniture, all of the flooring, crazy stair runner. Master bath (dear God). Conference room...er....I mean dining room. Cheesy McMansion basement. Shopping mall landscaping. Terraces on the facade that serve no purpose.

That is a stunning house OP..... until you go inside where it all turns to shit. Fucking can lights everywhere, mostly shit furniture, mostly shit light fittings (bar the chandelier in the dining room, that can stay), horrible flooring. Whoever remodeled this remodeled all the character and most of the period details out of the interior. Total clusterfuck. I guess with nicer old furniture, rugs everywhere to hide the floors as far as possible and changing out most of the lights and curtains it could be made bearable but it still wouldnt be able to cash the cheque the exterior is presenting

The house at R20 is much nicer. I'd still change a few things but its quite livable as it is

House at R24 is beautiful, but has a less severe case of what OP's house has, interior is a bit blah, nothing that couldnt be changed in a few days. The light fitting in the bedroom would be the first to go

The old Art Deco place at R25 is neat if you like that style, but needs a shitload of work

I think the r24 house is on the block where they filmed Mr. and Mrs. Bridge. r25, is, no joke, is a few minutes walk from my mother's and it's a bad luck property, totally out of character with the neighborhood and on the wrong side of the state line to be asking that price.

R20 that is one of my favorite homes in KC. It sat derelict for decades. BUT i don't like Hyde Park. Its getting better but basically hemmed in by ghetto and the residents are against anything that might fix that.

With the checkerboard floor and red furniture it feels very Through the Looking Glass. Lovely from the outside, good bones, but tearing out that much marble seems wasteful. The black marble bathroom with lavender is atrocious. Fortunately, the walls can be fixed with a paint job, but half the floors in the house would need to be replaced.
